• Drafty, rattling frames in Belmont Cragin brick bungalows represent a major energy leak under the tight standards of the 2022 Chicago Energy Transformation Code. Because winter temperatures routinely plummet during polar vortex events, windows that do not meet the cold-climate insulation rating (ENERGY STAR Northern V7.0, U-factor of 0.22 or lower) will let heat escape rapidly.
• Persistent foggy glass between the panes (the seal on the double-pane window has failed — common on windows installed in the late 1980s to mid 1990s) is a clear sign that Chicago's 75 to 100 annual freeze-thaw cycles have exhausted the unit's frame. When these double-pane glass units (insulated glass units, or IGUs) leak their insulating gas (argon gas), condensation builds up permanently.
• Soft, disintegrating wood sills on the front windows of Marquette Park 1920s homes show that rain has breached the limestone sill joint. When the mortar joints beneath the rowlock brick header crumble, water can saturate the surrounding wood framing and ruin the interior plaster.

If you notice any of these warning signs, take clear photos of the frames from ground level and contact a professional who understands Chicago's specific energy codes and brick-masonry installation methods.

1. Look for the yellow-and-white performance sticker (the National Fenestration Rating Council, or NFRC label) on the inner glass to verify your window's rate of heat loss (U-factor). For Chicago's sub-zero winters, the label should show a value of 0.22 or less to meet the cold-climate energy rating (ENERGY STAR Northern V7.0).
2. Hold a tissue near the window sash joints on a windy day along the Lake Michigan shoreline to check for failing weatherstripping. If the paper flutters, you have an active air leak where the sashes meet.
3. Inspect basement bedrooms to ensure they meet municipal emergency escape requirements (Chicago Building Code Chapter 10). The opening must provide a net clear path of at least 5.7 square feet so residents can escape safely in an emergency.
4. Press a screwdriver gently into the frame corners and outer sash components where the window meets the brick masonry. Any soft, punky spots reveal hidden wood rot from trapped winter moisture or failing sealants.

WHEN TO STOP AND CALL A PRO: If your Chicago home was built before 1978, do not scrape, sand, or pry painted frames because violating federal lead-safe renovation rules (Lead RRP) can disperse toxic dust. Always leave second-story measurements, removing windows from their frames, and replacing shattered glass to a professional who has proper fall-protection equipment.

• Double-hung window replacement in historic brick masonry openings. Because nearly 39 percent of Chicago's homes date back before 1940, installers must understand how to seal replacement wood or vinyl units into old load-bearing brick envelopes. This specialized service requires integrating the new frame into existing limestone sills while safely abiding by city historic guidelines.
• Basement emergency escape window installation (known as CBC Chapter 10 egress retrofits). Many homeowners in neighborhoods like Avondale finish their older basements for living space, which legally requires cutting through limestone foundation walls to create a code-compliant escape path. A specialized contractor will install the deep sash, reinforce the masonry header with a steel lintel, and add a drained exterior window well.
• Energy-efficient vinyl and triple-pane window upgrades. To withstand Chicago's intense winter windstorms and sub-zero temperatures, companies install heavy-duty insulated glass units (IGUs) with argon gas fill. These systems minimize the cold-climate rate of heat loss (U-factor) to dramatically lower winter heating bills while preventing frame-perimeter frost.

Since Illinois does not issue a state-level contractor license for glazing or window installations, your first step is verifying that your contractor holds a valid Chicago Department of Buildings General Contractor license. For older homes in Logan Square or Albany Park, confirm the window replacement company carries federal lead-safe renovation rules (Lead RRP) firm certification to handle lead-paint hazards safely. You should also ask for the manufacturer's performance label (the NFRC sticker) to confirm the proposed units satisfy the city's strict municipal energy rules (the 2022 Chicago Energy Transformation Code). Working with an established local team that understands load-bearing brick masonry details is vital for a lasting seal.
