If you’re considering AFS Foundation, please read this before signing a contract. We hired AFS to lift a section of our home’s foundation. We were hoping to achieve around two inches of lift, but the final result was only about ½ inch to 1 inch. Despite the limited result, the condition they left our property in created far more problems than the original issue. Before AFS started, the entire back of our house was gravel. After their crew finished, they covered the gravel with dirt and turned the entire area into a mud pit. Instead of restoring the gravel they buried, they spread grass seed in the area without asking permission, even though it had always been gravel. They also altered the grading and drainage, and water that previously flowed toward our drainage pipes now runs back toward the wall of the house instead. Additional issues include: • Their excavator struck our house, leaving a hole in the siding. • The yard was left covered in muddy rocks and debris. • Tools, metal, and trash were left in the yard. • Areas that previously had gravel are now bare mud and dirt. To start repairing the damage they left behind, I have already had to purchase: • Three loads of gravel • Bales of straw/hay • Multiple bags of grass seed This doesn’t include the equipment rentals required to fix the damage, including a dump trailer and skid steer, or the cost if I end up paying someone else to restore the yard properly. I will also take responsibility for not reading the contract closely enough, which states they are not responsible for grading or restoring the property after the work. I want to highlight that for anyone considering hiring them — understand exactly what that means before signing. Management was very responsive until payment was made. Once they were paid, communication stopped and no one has returned to address the issues. This review is simply meant as a warning to other homeowners. Photos show the condition our property was left in after their work. and yes, we also had to go out and buy some grass runners so our dogs do not just come in covered in mud

We recently had mold remediation and crawlspace encapsulation completed by AFS and we had a good experience with their team. From start to finish, everyone was professional, communicative, and responsive to the concerns we had about throughout the process. Rhys, our sales representative, took the time to explain the process clearly and made sure we understood what the work would involve. Adam, the supervisor, stayed engaged throughout the project and ensured everything ran smoothly. Trevor, Brennan, and Taylor did a good job throughout the project. Don't hire AFS unless you have other contractors on the stand by to do the work they don't. The "certified inspector" of only 2 yrs was under my house an hour checking things. When he gave me his power point of the things he found he seemed to be more pressed that I had a vented crawlspace and high moisture. I expected higher moisture levels considering he was inspecting my house at a time where my area had been having rain for the entire week. On top of him missing another area of the foundation that needed addressing only 12 ft and clearly visible from the original issue. Late to show due to highway traffic even though there's multiple routes to get from their warehouse to my location. I drive it several times a week. When they did arrive at 10am I was met by Josh whom proceeded to tell me we're gonna try and get the job done quick because I have an ultrasound to get to around 2 or 3 pm. Doesn't seem like you should be on site or should have another foreman to replace you if you had prior appointments. During the work they insisted I be home during the process yet never asked me to come out to see the work during the process. Meanwhile I saw 2 other AFS employees show up to check out things and still never had me come out to inspect the work. During the process of them working on my foundation I witnessed Josh urinating in my street. During the work I'd peak out my window to make sure they weren't messing anything up extra and I saw one worker cutting about 4 feet off a 7 ft pier meant to support my foundation because they couldn't get the pier to drive in the ground do to rock I'd presume. I witness Josh on the excavator tell the other coworker if it goes it goes if not then cut it off. He tried for maybe a minute and then made the kill it motion (hand sliced across neck) to the worker thus meaning cut it short. When they finally did ask me to come out and "check" everything out it was already covered up with dirt so I couldn't really inspect anything. When I asked about the corner I witness the cut pier Josh said nope no problem with anything we wish every job was this easy. Josh also shot the markers used for future inspection into the mortar joints messing up several spots of "good" joints and at least one brick is now cracked because of this. I didn't receive any type of paper work stating what work was done and if all the piers were driven into the ground to the appropriate depth/PSI to insure a good repair. All AFS wants you on site for is to make sure you hit the send payment button upon completion. The next day Spencer called to ask how the job went and if I was satisfied. I told him I never received a pier log report stating if they drove the piers into the ground to appropriate pressure or if I needed extensions to reach good substrate. When asked about the markers being in mortar he said yea those aren't suppose to be in the mortar because that would throw off the future inspections for foundation issues. Spencer made an appointment with me to come to my house and inspect the issues only to no call no show due to being ON SITE of a other job. When he did show up hours later it was the same person whom I saw at my house for a split second but he never once asked me to come out and ask questions. Spencer had not much to say when I said for 15k in repairs I'd expect so much information about a job it makes me sick, instead I received nothing. No pictures of the work no pier log report the 8 piers that were installed. He proceeded to show me pictures of the job on HIS phone but couldn't find the pier log report and said I'll see if Josh has the log report in his truck still. When asked about getting the markers reset and them fixing the joints "they" messed up he said I'll get with my uppers and see what they say....2 1/2 weeks goes by of nothing until I call the office to complain. Then receive what looks like a hastily written out pier log that all 8 were driven to 2500 PSI and nothing else was needed. Now they want me to send them a bill for the issues they messed up and they'll pay it. DONT USE AFS!!!!

Called the "professionals" about looking at the foundation. He came out and spent all day measuring and assessing our home. Sat down with us and gave us the solution. It cost $30,000.00. Two months later, the original problem spot has worsened considerably, as well as the floors and walls have sustained costly damage. Another AFS guy came out to assess the damage. He said the beams they installed could have gone over more, and there wasn't enough support under our stairs. He then complemented the "premiere" thermal protection we had "apparently" opted for (not a need) in the crawlspace. So not only did the problem not get fixed, but you're telling me you upsold me on an option? Was led to believe the $30k cost was a solution. He also told me "this is a foundation issue". Correct, and you are the foundation professionals I called for help. He said the first guy didn't have good pictures; and no notes as to our original request/problem. They said I should get a call next week to have someone else come look. Update: Service mgr had the crew come out and added support to help with the cabinets pulling away. The crawlspace looks phenomenal and the work is very good, however the original concern was the rolling floors. We were led to believe the work we had done would fix the issue- it did not. They said it's a floor problem. Would have spent the money differently if this was divulged at the "free inspection".

We just had our crawl space encapsulated by AFS. First, Jacob Hammond came and gave us a great presentation after a complete inspection . He explained everything that would be done and all costs. After we decided to proceed, he scheduled the job and the team arrived on time and prepared. Benjamin Perry and his team got to work and completed the job in one day, and all I can say is we were astounded at the difference it made! Ben gave updates along the way and took photos of the completed work. After they left you couldn’t tell they had been there. Everything was completely clean. They are true professionals. I highly recommend AFS if you have a problem with your crawl space.
